As you’re aware I am a Civil Engineer, Often times I have received so many calls from friends and relatives who are outside Osogbo, Osun State who are willing to get land to build their dream home but find it difficult to make a firm decision.
Some have preferred choice of land but do not have the required resources
Some do have resources but do not have a preference, they just want plot of land at all cost.
Some do not have the resources yet, but has choice and would be willing to acquire it as soon as they have the resources.
Infact, I’ve seen some who are particular about getting a landed property that belong to Osogbo, perhaps because of the State Capital or their love for their town. I’m in this category shaaπ₯°
In this piece, I am going to share with you where you can get pocket friendly residential or commercial lands in Osogbo using major roundabouts along Ona-baba-Ona as reference point.

to Lamemco, Dele Yes Sir to Ilesha Garage to Oke-Baale roundabout — 10m and above per plot (Facing Ona-baba-Ona directly)
β Ogo Oluwa to Oke-Fia, Old Garage, MDS to Station Road to Oja – Oba Oke- Ayepe Axis. — 15Million Plus. Meanwhile, you can hardly get a full plot of land in this areas because it’s a full blown commercial areas Hence, a full plot of land in this area varies from 15Million and above
Residential Lands

Ilesha Garage Roundabout to Owode Ilesha Garage (Osogbo Scheme, Rock Guest House, Owo-eba, Peckers, Cemetery, Rivers Side, Lautech Community, Oke-Odo, Alhaji Ado School e.t.c – 1.5Million and above
β Ilesha Garage Roundabout to Ataoja Bridge (Ijetu, Osaara Estate, Outside Fountain University, Timehin Grammar School, Opeoluwa Island, Kobape/Ayatullah, Okonfo axis e.t.c) — 3Million and above. The more you inward you go, the lesser it becomes.
β Fountain University Inward — Ajenisua, Lasinmi, Oke-Osun after Osun State Agric Farm Settlement — N600,000 and above per plot
β Ataoja Bridge to Dele Yes Sir Roundabout — Back of Ataoja School of Science, African School, Back of Ataoja Police Station, Islamic College e.t.c — 5Milion and above
β Ilesha Garage to Oke-Baale Roundabout (Akede Iyaloja, Uniosun Second Gate, Osunlepo, Arogunmosa, Back of SARS – 2M – 3Million depending on the Area.
β Oke – Baale to Testing Ground Roundabout (Kasmo, Taara Hospital, Iludun, Fiwasaye, Atimowa, Back of ADS e.t.c — 3Million and above
β Stadium Roundabout to Ataoja Bridge (Mallam Tope, Oke – Onitea, Aigbe Federal Housing Extension, Oke-Fia GRA, Halleluyah Estate, Rinsayo, Ebunoluwa, Ofatedo Ido Osun Spur —- 2Million – 10Million per plot
β Stadium Roundabout to Kobo n gbogbo e ( Ota-Efun, Aiyekaale, Atman, Kuliyah, Dagbolu Osogbo, Tuns Farms axis — 2Milion and above.
However, there are distress sales that comes with lesser price, perhaps the Vendor is having a challenge (Positive or Negative) that requires selling the land.
Note: If there are areas mentioned that you have a contrary price, you can drop it but do not try to discard this post because you have different view. Remember, all these price I’ve given was borne out of my profession and dealings with landed property in Osogbo.
